(San Francisco, CA) - CHOC VP of Real Estate Development Vince Nicholas presented at the 15th Annual CEQA Conference on December 12, 2019. Held at the Hilton Hotel in San Francisco, Mr. Nicholas was honored to present a case study focused on The Monarch Apartment Homes, CHOC's green-lighted affordable housing development in Palm Springs, CA, the city's first in 10 years; this case study focused on how SB 35 was utilized to help shepherd this development towards Palm Springs City Council approval.

Per Mr. Nicholas: "We managed to create a good foundational, educational understanding of how SB 35 works from the affordable housing developer's viewpoint; we walked though the process that CHOC implemented with the Palm Springs city staff. Another positive aspect was sharing how our community input process functioned once IDC (Interactive Design Corporation) designs were unveiled, and how, in turn, we received support from various agencies. I was also able to share how unanimous positive decisions from the Palm Springs Planning Commission and City Council were only possible due to the political support for affordable housing in this particular community. Absolutely worthwhile."
